At Optimum Management, we acknowledge that we may make a mistake, at times have our communication wires crossed, or maybe you have a valid defense for why we should change our initial decisions. That is the purpose of our Appeals Process. This is a way in which each case is reviewed on its individual merit, where parties request a formal change to an official decision. Appeals function both as a process for error correction as well as a process of clarifying and interpreting Optimum policy. Appeals are decided by a panel of three to four members of management working together, the Management Team. The appellant presents their arguments and defenses to the panel, in writing, in a document called the Appeals Form. In the Appeal Form , the appellant tries to persuade the Management Team that Optimum made an error, and that its decision should be reversed. Some of the common things we have seen people seek decision reversals on is Rental Application Approvals, Security Deposit refunds, Late Fees or other Charges on a Tenant’s account, etc. Please be specific in the description of your defenses as well as in your request, how we can make it better for you. Though we don’t make it a habit of charging someone for the time and resources to investigate these matters, should the Management Team determine that the appellant is unreasonable or even abusive of the process, charges can be assessed to their account. Please be sure that your desire for four members of management is valid and that you have tried working things out at the lowest level possible. For instance, if you have an issue with a Late Fee, don’t just jump to the Appeal Form, try and talk to the Receptionist first, if still not satisfied with that conversation, talk to the Office Manager.
